More Than a Cup: How Coffee Is Reshaping the Workday Experience

Local coffee partners are bringing new energy to our lobbies and opening their doors to the neighborhoods around them.

There’s a reason the coffee shop has become shorthand for connection. It’s where deals get made over lattes, where colleagues catch up before the elevator, where a familiar face remembers your order. It’s not just caffeine. It’s culture.

This spring, Gaedeke Group is bringing that energy to three properties across two cities, partnering with local coffee operators to create spaces that serve our tenants and the communities beyond our doors.

In Dallas, Daily Coffee will open cafes in the lobbies of One McKinney and 17Seventeen in March. A homegrown Dallas brand, Daily Coffee brings a neighborhood feel to two of Uptown’s most prominent addresses. For tenants, it means a quality cup without leaving the building. For the surrounding community, it means a new place to gather, work, or simply pause.

In Miami, True Baristas is already a familiar presence at Brickell Arch. Their coffee truck has been serving the building and its neighbors for months. This spring, they’re moving indoors, opening a permanent cafe inside the building. It’s a natural evolution: what started as a convenient amenity is becoming a true gathering place in one of Brickell’s busiest corridors.

All three locations will be open to the public. This is a deliberate choice. These aren’t tenant-only perks tucked behind a badge reader. They’re front-door experiences designed to blur the line between building and neighborhood.

Why coffee? Why now?

The decision grew from tenant feedback. Our teams heard consistently that tenants wanted quality food and beverage options without having to leave the building. A lobby coffee shop removes friction from the morning routine and creates a natural gathering point throughout the day.

It’s part of a broader shift in how we think about our buildings. The lobby isn’t just a pass-through anymore. It’s a first impression, a daily touchpoint, and increasingly, a reason people choose to come into the office in the first place.

Looking ahead

As these cafes open their doors this spring, we’re excited to see how they shape the daily rhythm of each property. The best amenities don’t just check a box. They become part of the culture. A place where tenants run into each other. Where neighbors stop in. Where the workday feels a little more human.
