The Address Is Just the Beginning: Life Within Walking Distance

In Uptown Dallas, two Gaedeke Group properties sit at the center of one of the city’s most walkable, livable, and connected neighborhoods.

There’s a shift happening in how people think about where they work. It’s no longer just about the office itself. It’s about everything around it. The coffee shop downstairs. The lunch spot across the street. The trail you can hit after hours. The neighborhood that makes showing up feel less like a commute and more like arriving somewhere worth being.

In Uptown Dallas, that vision isn’t aspirational. It’s already here. And for tenants at One McKinney and 17Seventeen, it comes with the address.

One McKinney: The Heart of McKinney Avenue

Few addresses in Dallas put you closer to the pulse of Uptown than One McKinney. The building sits directly on McKinney Avenue, where a MATA trolley stop out front connects tenants to the broader neighborhood without ever getting in a car.

Step outside and you’re immediately surrounded by options. Mi Cocina is attached to the building. Ka Thai Uptown is right next door. Across the street, Breadwinners, The Taco Stand, and Hopdoddy offer everything from a quick lunch to a relaxed happy hour. Blinkbar and The Gents Place barbershop are steps away for those mid-day or after-work moments that used to require a detour.

Klyde Warren Park and the Katy Trail are just blocks away, offering green space, walking paths, and community events that bring the neighborhood to life year-round.

And One McKinney’s surroundings aren’t just commercial. A growing number of residential communities, including Cortland M-Line, Whitney Uptown, and MAA North Hall, have put thousands of residents within easy walking distance. For many, the commute is measured in minutes on foot.

This spring, a Daily Coffee cafe will open in the lobby, giving tenants and neighbors alike a new reason to start their morning at One McKinney.

17Seventeen: Where the City Converges

If One McKinney is rooted in the rhythms of McKinney Avenue, 17Seventeen sits at a broader intersection of culture, commerce, and connectivity. Adjacent to Klyde Warren Park, the building enjoys one of the most coveted positions in the city, with a MATA trolley stop nearby and direct access to Woodall Rodgers Freeway connecting tenants to every corner of Dallas.

To the west, Victory Park places American Airlines Center and its surrounding restaurants, hotels, and entertainment venues well within reach. To the east, the Dallas Arts District offers world-class experiences at the Winspear Opera House, the Dallas Museum of Art, and the Perot Museum of Nature and Science. High-end dining is close at hand, with Perry’s Steakhouse, Del Frisco’s, The Henry, and North Italia among the options nearby.

17Seventeen is also neighbor to the new Goldman Sachs campus currently under construction, a development that signals continued investment in the area and the growing ecosystem of talent and activity taking shape around it.

Like One McKinney, 17Seventeen is surrounded by a dense and growing residential community, with multifamily living woven throughout the surrounding blocks.

The building’s ground floor is evolving to match the energy outside. A Daily Coffee cafe, a new Mediterranean restaurant, and a deli and cafe are all on the way, adding to a lineup of on-site conveniences that make staying in the building just as appealing as stepping out.

More Than a Place to Work

What One McKinney and 17Seventeen share is more than a zip code. Both buildings sit at the intersection of work and life in a neighborhood that has become one of Dallas’s most dynamic and sought-after destinations.

For tenants, that means less time commuting and more time living. For businesses, it means an address that helps recruit and retain the people who want more from their workday than four walls and a desk.

In Uptown, the city moves at a different pace. And for those who work here, that’s exactly the point.
