Gaedeke Group Places in Top 5 in U.S.

Gaedeke Group LLC has earned an industry-leading real estate excellence award from CEL & Associates Inc., a testament to its pursuit to develop the “gold standard” for customer service. Only five companies in the U.S. were accorded top honors.
Gaedeke has received the Crystal Award for superior service, which is reserved for companies with fewer than 15 buildings. Its 274 tenants had an overwhelmingly positive 91.3% response rate in the annual survey, resulting in a “Best in Class” tie for Category IV with Rockville, Md.-based Tower Cos.
“Winning a national award of this distinction is a tribute to our employees, whose dedication reflects a gold standard for customer service. Their commitment enables Gaedeke to stand out from the competition,” says Glenn S. Lickstein, president of the Dallas-based investment group. “Our on-site management interacts with tenants on a day-to-day basis. Our tenants always know we are there for them.”
Gaedeke’s focus is nurturing relationships with tenants and enhancing the day-to-day experience, whether it’s a smooth-sailing day or stressful situation. Recently, tenants in a building with a power outage were treated to ice cream and fruit from a vending truck. Another time, Gaedeke put out a spread of doughnuts and pastries following a service interruption. One tenant praised the dedicated customer service as he signed his first renewal in 30 years at an office location.
“We develop relationships for the long term,” Lickstein emphasizes.
Dan S. Yates, Southwest regional manager and green programs officer, and Marvin L. Mouser, senior property manager for properties in the Southeast, oversee 53 property managers, building engineers, support staff and training programs for the class A office portfolio in Arizona, Florida, Tennessee, Texas, Washington, D.C., and Germany.
“This award is a confirmation of our mission statement to provide impeccable tenant services and high-quality office environments.” Yates says. “Because of the relationships you develop, it ends up paying dividends in the end. This award shows that the people who are there every day are doing an excellent job.”
CEL & Associates is the nation’s largest surveyor of tenant satisfaction within the real estate industry. The coveted awards honor companies that have achieved the highest levels of service excellence based on a national survey of tenants. CEL’s “A List” is broken down into four categories defined by portfolio size. Gaedeke owns three million sf of high-rise office buildings.
The annual survey is viewed as a tool for tenant retention, leasing activities and competitiveness. It is an industry benchmark for overall, property and service satisfaction. The three indices provide meaningful insight into each property's performance and the portfolio at large. The evaluation includes nine business factors, which pinpoint areas of improvement as well as tenant satisfaction.
Gaedeke previously was accorded Platinum awards on CEL’s A List for excellence for Banner Place in Dallas and Highland Ridge IV in Nashville.
